Wyndham Homes & Havens Collection

It’s been almost a year since Wyndham Rewards ended its partnership with Vacasa, which once offered a valuable way to book vacation rentals with Wyndham points. Now, Wyndham members are getting a new way to earn and redeem points on vacation rentals. Wyndham has launched Homes & Havens, a new global collection of nearly 800 vacation homes, villas and more. The collection will eventually include some interesting options like cabins, yurts and tiny homes. Hopefully, this will fill the hole left by the end of the Vacasa era. Here’s what to know about the Wyndham Homes & Havens collection.

What Is Homes & Havens?

The Wyndham Homes & Havens collection is starting off with nearly 800 vacation homes and villas in the U.S., Caribbean, Mexico and Europe. It sounds like rapid expansion is in the works, with “hundreds” of additional properties expected in the coming months, according to a press release. To build the collection, Wyndham has linked up with independent property management and hospitality companies such as Brightwild, Simpson Travel, StayTerra and Thousand Trails.

Pricing and Award Availability

Award pricing for the Wyndham Homes & Havens collection largely follows Wyndham’s recently revamped award chart, but with pricing based on the nightly rate per bedroom and the number of bedrooms:

  • 15,000 points per bedroom, per night
  • 30,000 points per bedroom, per night
  • 45,000 points per bedroom, per night
  • Coming later: a 5,000-point redemption tier

Note that points only cover the base rental rate and members are on the hook for cleaning fees, taxes and other fees. On cash stays, Wyndham Rewards members can earn 5 points per dollar spent on qualifying reservations. Eligible nights will count toward elite status.

You can browse the listings by location here. Running some quick searches, it looks like the U.S. properties are currently concentrated in Colorado. Elsewhere, the homes appear to be largely luxurious, multi-bedroom properties. This is likely to drive up the points cost quite a bit. In order to make an award booking, you’ll have to contact Wyndham Rewards Member Services at least 60 days ahead of time.

Meanwhile, some properties are listed as not available for points reservations. Wyndham expects most properties to eventually be available for redemption, although it says not all will qualify.

How Does This Compare to Vacasa?

Booking vacation homes through Wyndham Rewards isn’t a new concept. Wyndham first partnered with Vacasa back in 2021, allowing members to redeem points for vacation rentals across the Vacasa portfolio for as little as 15,000 points per bedroom, per night. Over the years, the partnership was hit with a few devaluations before finally dying out in November 2025. For a while, though, it was possible to get solid value for some pretty awesome properties.

The Wyndham Homes & Havens collection looks to follow a similar model, but with properties now potentially costing as much as 45,000 points per bedroom, per night. Like the Vacasa partnership, you’ll have to call Wyndham Rewards to make a reservation. You’ll need to be mindful of the 60-day advance booking requirement, though.

Wyndham Homes & Havens Collection: ToP Thoughts

It’s good to see vacation homes once again bookable with Wyndham Rewards points, especially for family or group travelers. With some pretty luxe properties and high cash rates, I’d imagine travelers are initially looking at some expensive points redemptions, though. Wyndham does plan to grow the collection, adding hundreds more properties, including unique options like tiny homes and yurts, along with a 5,000-point redemption tier. Hopefully, some sweet spots will emerge as the collection expands. Would you book properties in the Wyndham Homes & Havens collection? Tell us your thoughts over on the ToP Facebook Group.
