Wyndham Vacasa Pricing
It is that time of the year I guess as we have seen programs dropping the hammer on value a bit over the last few weeks. World of Hyatt has gotten in on it, ANA as well, and it appears to be Wyndham's turn. I don't want to focus much on their category changes, but instead I want to focus on the Wyndham Vacasa pricing changes. They are going to be tough on people that love the condo rental program.

Here are the terms on the new pricing first spotted by Loyalty Lobby. These changes will got into effect on March 26, 2024, so lock in what you can before then.
Which tier a rental falls into will be determined by the rental’s average cost of a bedroom per night, inclusive of all taxes and fees.
- Rentals with an average cost of $250 per night per bedroom (or less) will be 15,000 pts per bedroom per night.
- So a 2 bedroom house that is $400 a night would cost 30,000 points, since it is $200 per bedroom per night on avg and there are 2 total bedrooms.
- Rentals with an average cost of $500 per night (or less) will be 30,000 pts per bedroom per night.
- So a 2 bedroom house that is $800 a night would cost 60,000 points, since it is $400 per bedroom per night on avg and there are 2 total bedrooms.
- If the average is above $500 per bedroom per night it will not be available for rental with points.
How This Is A Change From The Current Set Up
This is actually the second Wyndham Vacasa pricing change over the last six months. Here is how the pricing was historically set up at inception
- 15K for a one bedroom condo / house
- 30K for a two bedroom condo / house
- 45K for a three bedroom condo / house
They changed that to the following in October:
The Vacasa redemption cap was lowered. You used to be able to book any property that had a $500 or less average cost per room with points. That had now been reduced to $350 per night.
Comparing The Two
As you can see, the cost per room cap has been cut in half over the last 6 months or so. You used to be able to book a condo for 15K per room up to a cost of $500 per room on average. That was lowered to $350 in October and now it is $250 per night.
You can now book the more expensive properties once again, something you might not have been able to do after the last change, but it will be twice as much as it was 7 months ago.
Wyndham Vacasa Pricing: ToP Thoughts
Overall, Vacasa condo bookings are less rewarding than they used to, by about half. The sweet spot gets a little less sweet. Even with this new Wyndham Vacasa pricing I have to imagine it is still one of the better uses for your Wyndham Rewards points. It just isn't as great, or cheap, as it once was for the better properties. Welcome to 2024 I guess.
