Hyatt Award Chart Changes 2025
I had really hoped Hyatt had forgotten it was that time of the year again. It appears that they have not, as the Hyatt award chart changes 2025 just dropped. Hotels do this every so often to get hotel award rates more in line with the cash prices they are seeing. Or, so they say, when the reality is it is a way to devalue their loyalty program without “devaluing” the award chart. Sure, some hotels go down, but those are hotels that were well overpriced or underperforming. The vast majority of these will be increases, and they always target pockets of value and pleasure for us. The last few years it has been a war on happiness on all inclusive hotels. What will it be this year though? Let's take a look.
These changes go into effect on March 25th, 2025.

Well, it looks like Hyatt has focused on eliminating category 1 hotels in the United States. That is a total of 22 category 1s going to 2 without a single property dropping to a 1. It is pretty clear what they are doing here. They may not have added a new top tier category, but they look to be phasing out the lowest category in the US. Book those mattress runs now, especially if you are in the Bay Area of California. Detroit was hammered on the category 1 hotels, including what may be the absolutely worst hotel in the entire World of Hyatt portfolio – the Auburn Hills Hyatt Place. They should pay people to stay there it is so nasty.
A couple of other notable changes, for me at least, are the Hyatt Regency Orlando airport going from a category 4 to a 5. I absolutely love that hotel, but it is more worth a category 3 than a 5. Losing The Bellevue as a category 4 in downtown Philadelphia also hurts. It isn't too surprising that the beloved Grand Hyatt Kauai Resort & Spa continues its ascent up the award chart. The Hyatt Regency Maui Resort and Spa is one of the few bright spots, dropping likely because of the fire devastated surrounding area. Slim pickings…
Africa & Middle East
Africa & the Middle East don't have a ton of action on these award chart changes. It looks to be mostly to the good. I don't have much to add here, except we got our first new category 1! Only 21 more to go…

It looks like Asia and the Pacific had a war on their category 1 hotels too. Japan just lost some more value too, if they had any left there to begin with. The lone bright spot looks to be China.

I didn't know we had any more blood to give from those all inclusive stones after the last two years. Remember when 25K was the highest we saw there not so long ago. I remember Baha Mar being a category 4 at initial opening, and it is now on its way to a category 7. At least this is the first area where we are a net even on category 1 hotels I guess. Zoëtry Marigot Bay St. Lucia may be the lone notable bright spot here.

Hyatt Award Chart Changes 2025: ToP Thoughts
I expected the Hyatt Award chart changes for 2025 to be rough, as they usually are, but this is so one sided it isn't even spinnable by Hyatt's PR department. The amount of attacking the category 1 hotel lists took is kind of crazy. They essentially crippled the category level without actually removing it. Similar to what Hilton did back in the day. The category 1-4 free night certs continue to become less and less desirable, becoming more and more likely to be used at a Hyatt Place in the middle of nowhere.
